Quit Claim

What is the name of your state? Washington State

Hi
I am trying to refinance my Home Equity loan with my mother cosigning with me. However, she is not on the deed and I have been told by my banker to enter a quit claim form and put her on. The quit claim form seems to be pretty straightforward if I were to give her total ownership, but I don't know how to give her partial ownership of my property. Thanks in advance for your help.
