Question

Quit Claim Deed ????


What is the name of your state?What is the name of your state? Nevada

Okay I kinda understand why I would need to sign a Quit Claim Deed on my husbands VA loan,

and if we refi they can just take the one from the last loan..

But buying a new home not under a VA loan , and my husband the only name on the loan , why would I need to sign one, Is he trying to get me to sign off all my interest in the property?

**A: who is asking you to sign; the lender, the title company?????

My husband told me that our real estate agent told him that if I don't sign one the bank won't give him a loan. I asked if it was going to be another a VA loan and he said no.
Sounds just a LITTLE fishy to me...

Your husband may be mistaken or mistating. IF you are NOT on the mortgage many mortgage companies want you to sign off your dower rights -- meaning your dower rights would be secondary to the mortgage. In other words, if your husband fails to pay the mortgage they can foreclose on the house and you cannot try to get the monetary value of your dower paid first. The mortgage companies often require this when a married individual is buying property and only one person (not both spouses) is on the mortgage.
