remove name from title


What is the name of your state? California

I own a home that we refinanced. My stepson took over the mortgage in his name alone. I want to remove my name from the title so that is name is the only name on the title. How do I do that?

You prepare, sign, and notarize a quit claim deed and record it with whoever handles land records in your county (usually at the courthouse).

Two caveats though:

1. Make sure you are really NOT named on the mortgage. The last thing you want to do is give up ownership interest in something you are obligated to pay on. Did the bank really issue a new note without your name?

2. There may be tax issues. You should run your situation by an accountant or similar professional before doing this.
