Rights of person on a mortgage

What rights does a person whos name is on a mortgage have if they have abandoned the property and left the other person to be totally responsible for the home?

The person who left says they have no intention of coming back to this state and says she wants $5000. if the house is ever sold. The person living in it has no plans to sell but wants to know his rights if he decides to move on with his life, maybe remarry and move someone in.

Does he have any legal right, not to allow her back into the house since it is also in her name? If she was to just show up one day, is it her legal right to move back in?

Is there any legal way without selling the house to get her name off the lease or protect himself from her re appearing one day with suitcases in hand?

Can she force him to sell? He has been paying for everything for almost 6 years now ( She has been gone almost a year) and does not want to sell. He is 76 and wants to live here permantly.
