signing for equity loan

What is the name of your state (only U.S. law) NH

Someone recently told me that it is possible, even if two people’s names are on a mortgage, for only one to take out an equity loan against it. Could this be true or do both parties need to sign?

**A: the lender will require ALL titleholders to sign.
