The proper procedures to follow for foreclosure (that you can do on your own) is to hire a real estate lawyer well-versed in foreclosures. If a foreclosure gets screwed up (and you could do that on your own real easily), then you will have a massive lawsuit on your hands trying to clear it up.
The cheapest route you can take is to hire a good lawyer now.
