Title insurance needed

What is the name of your state? PA

Is it possible to get title insurance if the title to the property has an equity suit attached to it?

So far everyone I've contacted will not issue it.

If so, any suggestions?

Offer to escrow 1 1/2 times the potential amount of claims exposure (including potential legal costs, etc) with the title company in case you lose.
