Uncle Selling Home with Judgements Against


What is the name of your state? NJ

My uncle is selling his home for the exact amount of what he owes on the mortgage, he is paying the realtor out of his pocket and the realtor is telling him he can sell the home for mortgage amount and the Judgement Lien (from a credit card collector) will have to be released from the property and he does not have to pay them if he does not have enough equity left over from the transaction. For some reason the judgement is not showing up on his credit report or at the county clerks office, but i am giving him the best advice i can, which is do not trust your realtor, he does not work for you, he works for himself !!

any idea if i am being paranoid or is the realtor actually giving him honest and truthful help

THe judgment must be dealt with, unless the buyer bis willing to "sign off" that they are buying fully aware of the judgment, don't hold seller responsible and plan to themselves pay it off.

You are correct about most realtors


Sad to say, and I know there are some reputable realtors just like there are some reputable lawyers, however, most realtors are like angry dogs guarding their food whereas the realtors are guarding their commission checks. I have seen a lot o people screwed by unsavory realtors.
