Deed Restrictions

What is the name of your state? Texas

I live in a deed restricted subdivision on the lake. The deed restrictions clearly state that you are not allowed to run a business out of your home. We have two men that are leasing out multiple homesin the subdivision as weekend rentals on the lake. One lives in his motorhome while people are renting his house. Previously there was someone running a bed and breakfast and the POA shut them down. The owners assoc. board is allowing this as they said they are not serving food.

A group of the property owners feel that this is running a business out of their house since they are doing it to multiple renters. Also we are concerned about liability for the owners association for injuries as these renters are using the POA boat launch and fishing pier and park which are clearly signed are for use only by property owners and their guests. We do not consider his rental patrons as guests.

The owners who are renting out the property contend that under texas law they can do anything they want with their house, and there is nothing we can do about it. Is this true? If so what is the point of deed restrictions? :confused:
