Driveway damage due to common area irrigation/landscaping

My driveway has developed cracks that extend its entire width (elevation changes are evident) and will need to be removed/replaced. I suspect that damage may have been caused by a leaking irrigation system belonging to the Master Association and/or the roots of a tree on Common Property. Of all the units in our association, only my driveway has this kind of extensive damage. Is it possible to determine the cause of the damage? Who can do this (civil engineer)? If the cause is the irrigation system, is the Master Assocation responsible for repairs? What if the cause is tree roots?
