easement rights and or obligations

I own a property in rural Alabama. There is an easement across one edge shared with the next land owner. I would like to know what rights or obligations do the users have as far as modification of my property? Is there any way to place insurance requirements on the users?

Any special requirements regarding use needed to be written into the easement. AS far as alterations /maint etc unless the easement grants them consent they cannot make any changes to the land they use to access their own property.
