| Mineral rights What is the name of your state (only U.S. law)?
West Virginia
I bought some property in Logan, Logan County, WV that consisted of 3 plats, the smallest plat was purchased by the former owners from a railroad, another plat they bought from a timber company and the main plat from a private seller. I have since been approached by a Natural Gas Company wanting to purchase right of way (easement) to lay a pipe line on my property. The right of way would cover approximately 30' by 100' I offered the right of way for 10,000. of course they balked. I then offered to sell them the amount of land they needed. They did the survey and changed their mind and told me they were going to take the right of way anyway because they had mineral rights due to archaic agreement with a coal mining that has long been out of business.
I understood right of way was exploraion of minerals, such as gas, gems, coal, metals, etc.
Do I have to give access just to lay the pipe line? They are not exploring for any of the items I mentioned. I think they are just trying to run over some poor old hillbilly.
Any assistance would be greatly appreciated. What is the name of your state (only U.S. law)? |
