neighbors septic tank on my property

What is the name of your state (only U.S. law)? Oklahoma
In 2006 I purchased a small business in a small town. The previous owners lived on an adjacent lot in a doublewide mobile home. They are since divorced and the mobile home is going up for auction in 10 days. The exhusband has been less than nice with most recently last week puncturing holes in our walkin cooler compressor. Yes, a police report was made and hopefully charges will soon be pending as there were witnesses. It caused appx. 3,000 in damages. The compressor is locked up and food spoiled. Anyway getting back to the point, the septic system for the doublewide is on our property. There is no city sewer only septic tanks. We have disclosed this to the auction company. What are our rights? Besides going to the auction and telling all prospective bidders that the tank doesnt go with the house.

See an attorney and consider buying the adjacent property at the auction. Buying the problem may be less expensive than fighting it.

Yes buying the property your self is a valid option , it would allow you to have your atty write a recorded easement that would spell out under what situations it would expire such as the availability of city sewer, or problems where septic system failed. A real estate atty could give you the best possible advice about options.
