What is the name of your state (only U.S. law)?

We brought our house nearly 10 years ago and the front garden has pretty much remained the same. The council have submitted plans for outside works to the property to our left. The plans include part of our front garden which upon looking at paperwork from when we purchased the property looks like it isn't ours. However we have maintained this area for nearly 10 years so where do we stand?

You didn't list the name of your US state. If you are in the US, then you will want to research the laws regarding adverse possession in your state. If it's worth it for you, you may wish to consult with a local real estate attorney who can review all of the pertinent facts for you.

Can't see where you are standing from here. But you need to be aware that land owned by a municipality or any division of state or federal government, or that held in public trust cannot be acquired by means of adverse use and possession.

Good point. I inferred that "council" meant something akin to an HOA - but I could be wrong.
