What is the name of your state? Virginia

We inadvertantly encroached on unused property, behind our property, in the country. The encroachment occurred after we bought our home and had graded the area to plant a lawn. The area in question has been very much improved and the grass is coming in quite nicely. After realizing the encroachment, we have apologized to the owner of our honest mistake, but we are concerned of any possible lawsuits and what we could be facing as far as damages, even though we have vastly improved this unused, uninhabitable half acre. Any advice would be appreciated.

**A: did the so called "improvement" change any drainage patterns or affect the prioperty in any way? If not, then why are you worried?
