selling property w/bldg. on neighbors property

What is the name of your state (only U.S. law)? Texas - We have a contract to sell our commercial bldg. The survey says that a portion of our bldg & some landscaping stuff is on the neighbors property. Is there a law that says the property passes to the neighbor if the owner does not do anything? Thanks.

Nope its an encroachment

You have problems, whats your plan? They could of course still buy it but they would be buying into a problem, maybe you could get your neighbor to lease you the encroachment.

Assuming the survey is correct. I wouldnt worry about the landscaping. Those are legally your neighbors bushes.
