We have just completed the building permit process to build a new office building. In preparing for grading today, a subcontractor discovered that a phone company & natural gas line run through our property 8 feet from the documented location of the easement. We are on a tight building schedule as our current business location has been sold by our long-time landlord. The new owners intend to demolish the building we are in & are pressuring us to move asap. What rights do we have since the utilities are not in the right location? We need them to move their lines so we can get started with the building process asap. Please help!

Not many.

Contact the phone company and gas company to arrange for them to move their utilities into the utility easement.
