My neighbor has planted a 10 foot long garden on the side of our house that goes up vertically about half a foot up the side of our house, as we have a zero lot line on that side of the house. Now, (through process of elimination) when the sprinklers go off for the plants, it seeps through the bottom (just under our drywall) and into our carpet.

It has caused water swelling on our bedroom furniture and our carpet began to mold so we're having to rip it out. What are the obligations to both parties and who is responsible to pay for what? Thanks in advance for your advice!
