My condo has the pool area locked, and signs that swimming is at one's own risk. In Ca., at least, all one can do is try to limit liability, because we can't stop people from suing and we can't stop insane juries from determining that people aren't responsible for their own errors in judgment when they want a deep pockets to cover them.
