3 owners - repairs


What is the name of your state? alabama

3 sisters on title to property. One sister thinks she can have repairs done
on home and sue for rembersment. She is now having the property appraised. Her stupid husband thinks that the property can be apprasied without repairs and appraised again after repairs and charge each sister for 1/3 of the difference. I have told her no. If any owner makes repairs on property, they are out the money and the other two owners can profit if house sold.
She also thinks she can rent the property out without notifing the third sister.
Is this legal? If she does rent it out, won't she have to third the income from the rent with the other two sisters.
Who will be resonpsible for taxes on rental income?

**A: she can. Especially if the other sisters refuse to pay and such repairs are to mitigate health and safety issues, protect the value of the property and are required for insurance, mortgage lender or governmental requirements.
