What is the name of your state? California (Silicon Valley)

My mother and her boyfirend have owned a house together for over 13 years. She owns 65% and he owns 35% of the house on title.

Due to a falling out, she wants to either buy his 35% or place the house on the Market. He refuses to do either and he refuses to buy her 65%.

What is her best course of action? If she leaves the house and does not contribute what would happen if he continued to pay the mortgage? If she has to hire an attorney, what is the course of action to be taken by the attorney?

Any assistance would be appreciated.

What is a partition action (in short sweet layman terms please)?

Thank you

I did a google search and found out what a partition action was.

Question, how much attorney time would be involved? How long does an action such as this typically take?

**A: 500 hours in 5 years is nothing. Calculate how many hours that comes to per month.
