What is the name of your state? Arkansas

Parents passed away 16 yrs ago and stated in their will that the lakehouse (located on large lot) will not be sold unless all six children agree (only two of the six children maintain the upkeep for the house and pay the taxes). There is enough room on the lot to have an additional house built or have a mobile home moved in. Can a house or mobil home be placed on lot? If yes, would ownership of new dwelling become general property and belong to all the children, or privately owned by whoever places it there?

I'm in the same situation but in GA. Place a mobile home on it so you can move it since mobile homes have titles.

Does your local zoning dept for the county in wich the property is located have any restrictions Inc how you are to do the septic system ? If there are no restrictions barring the addition of 2nd unit then Just remember all improvements such as septic system /well and any other structures such as garage /shed you add become permanent improvement to the land that is jointly owned . A mobile home likely cannot become part of the property since it can be moved . so If the 2 of you are paying the taxes and expenses to maintain the property keep very good records some day your likely going to have to see a lawyer about the property (like when the other 4 die and then more bodys have interest in the property ) suggestion If the others are that dis interested in this property would they be willing to sell to the 2 of you there shares ? If they dont I suspect you would have grounds to file lawsuit to recover shares of maint & taxes and expenses . BUT your best bet is to go see a lawyer , A lawyer could perhaps come up with a solution for the 2 of you since its been this many years of the others having no interest to get them off the title .
