What is the name of your state? California
The property involved is in California-reside in Nevada. I had quit claimed my rental house in CA to my mother so that I could re-finance - Now we want my name back on the title - can we just file a grant deed with the county? Or do I have to be put on to the loan ? Or is there any other way ?

"I had quit claimed my rental house in CA to my mother so that I could re-finance"
*** Can you say 'credit fraud'???

"Now we want my name back on the title - can we just file a grant deed with the county?"
*** Presumably, you could do another 'quit claim' but, as noted above, you may be in for some 'interesting' surprises.

"Or do I have to be put on to the loan ?"
*** Which loan?? If you have a repayment obligation on the rental house (the one you transferred), that obligation was not affected by the quit claim.

"Or is there any other way?"
*** See a local attorney.

Why do you say "credit fraud". My mother applied for the loan and it is entirely in her name. She just wants to put me on the title. I am on everything that she owns.

I just want to know if we have to go thru the bank to add me on to the loan or if my name can just be added on to the title.
