How can someone maintain another person's property without obtaining the owner's permission to access the property(when property lines are clearly marked)then claim adverse possession by maintaining said property? How also can the person pay property taxes on the same parcel unknowingly when the owner pays property taxes automatically from their escrow account? Doesn't make much sense considering that surveys have been done and the owner is paying for the land partitioned by the survey.

They can't. Maintaining property does not bar the recorded owner from using it. N can pay the taxes & mow the grass for 50 years & never get adverse possession, because you still have full use of the land.
