Adverse Posession

What is the name of your state (only U.S. law)? California.
I have been paying taxes and openly possessed a house for almost 5 years. I have searched for the owner of record. I have not been able to find her. I haven't found a death certicificate, as it is possible she has passed. I know she should be very old at this point.
I've heard it is impossible to do an adverse possession if the owner is dead. Is that correct?
No one has come to claim ownership of the house. We have put a lot of work into it. I'm scared if I try to petition for title, I could lose the house. If the owner is dead, she may have heirs, I'm not sure.
I really need some advice on what could happen or what my options are.
