Adverse Possession

What is the name of your state?CA - I have lived in my current home for over 18 years ( it is currently owned by my ex-mother-in-law). I have paid rent previously, but have not paid anything in the last 7 -8 years. She was and is aware of this, and states it in a letter I have. I have also made between 5 and 10 thousand dollars worth of improvements to the property. Can I file and take the property by "Squatters rights"?

Nope, not in this country

she let you live there free, your improvements are in lieu of rent, Nothing adverse to your possession of the house. Your tenancy was granted.

However, I understand in CA that there are 2 rules to adverse possession, one has to do with paying the property tax, and the other has to do with living there rent free and the owner of the property knowing you are there, and not paying rent, however improvements are made....
