My mother-in-law lived next door, when she got sick I stayed with her 24 hours a day. My husbands brother and two sisters told us that they would give us her house and 12 acres of land. After she died, everyone signed the deed over to us except the brother and he refuses. This was ten years ago, we have paid all the taxes. The land joins our land and it is not fenced. We use the land to raise a garden on and we use the a driveway to access some of our land. I have read about adverse possession, would this be a possibility? I have also heard that if you pay taxes on land (I don't know how long), you can claim it. Any suggestions?

You need to file a partition suit to get rid of anyone who has not signed off on the deed. It is a forced sale lawsuit and the land will be sold at the courthouse steps. You, of course, can buy it. Then y'all will split the proceeds.
