Animal question!!!


What is the name of your state? iowa

i am buying a house on contract from a local realty company.... my son was givin a dog as a present recently ... My question was can the contract holder of the house (the realitor) tell me i can't keep the dog? even if it wasn't stated in the contract that we couldn't have pets?

*** Yes. The 'landlord' can tell you that. The question then becomes, is that 'request' binding on you?? And that would require a full review of the facts involved.
What did the 'landlord' say when you asked them to provide something where you agreed to no pets??

There are at least 17 lawsuits (!!) pending in various courts, including the US Supreme Court, asking if Obama is a natural born citizen (as req'd by Art II, Sec 1 of the US Constitution).

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

he hasn't yet talk to me about it.... but if i purchased the house on contract then that would no longer make him the landlord would it? wouldn't it just make him the contract holder? wouldn't it exclude him from any liabilaty? and it didn't state anywhere in the contract that we couldn't have pets and there was no verbal agreement....

**A: with all due respect to the Honorable JETX, in a land contract, the parties would be the property owner Seller or Vendor and the Buyer or Vendee. A Seller-Buyer transaction and relationship exists and not a Landlord-Tenant standing. Only in a lease-option transaction is a Landlord-Tenant relationship created.
In this thread, the land contract Seller has no right to complain about the dog unless the contract contains a provision restricting animals and/or consent from the Seller must be first obtained and such consent would not be unreasoably withheld. Or there is a pet restriction in the House Rules or CC&R's.

Who pays for real property taxes and repair and maint.? Do you have hazard insurance in your name? How can you be sure that the mortgage is being paid every month? How can you be sure that the property owner will not use the property and put a second mortgage or refinance the first? Do you know if there are any liens or judgements on title?

i pay all taxes ,repairs and home owners insurance we entered into the contract as HOME BUYERS! not leasers, OR RENTERS......we purchased this house with $3,000 down and are makeing payments to the owner who is the reality guy... there were NO provisions in the contract stating we couln't have pets... he never told us we couldn't have pets...... i need to know if he can do anything to me legaly to make me git rid of the dog.....because it is my sons and he is attached to it I WILL NOT GIT RID OF THE DOG!! and i don't want to be evicted or sued or anything like that.... and i am stupid when it comes to the law.....
