bank lost my mortgage document

What is the name of your state? NY

the bank that handled my orignal mortgage (1987) lost my mortage documents, they sent me a replacement note to sign.
i had since refinance with them twice, once in 1993 and just last july 2002. how important is it that i provide them with the copies of the original document (they said that they will give me $200 for it)? does this have any affect the last refinancing?

**A: why do they need the original? A certified recorded copy can be ordered from the title company.

I don't know as to why they need my copy if it's that easy for them to retrieve a copy.

Does this have any affect on my last refinancing with them?

**A: ask them becasue something does not sound right. In many cases of refinancing using the same lender, the ledner keeps the original mortgage note and then does a note modification. In this case, the basic terms and conditions in the original note remain the same and the modification changes basically the term of the loan and the interest rate. There may be something in the original note that the lender does not agree with and it will cost them more than $200.
