Illinois-In our 18 unit condo community we currently have 1 owner selling.The appraiser wants to see our locked boiler room which is finebut seems to feel he can drop by the property at whatever time is convienient for him as opposed to making an appointment.He also feels that all units should have a key to the boiler room.After a recent fiasco this winter the board opted to lock the room and only those who have boiler/hot water heater knowledge have keys. This is urban Chicago. Are we wrong to want to protect our source of heat/hot water?

If the boiler room is a common element, you should secure it and allow access with reasonable notification. Give keys to the board members, so there are a number of responsible owners with access in the event of an emergency. Others can contact a board member if they need access. Appraisers do not set your bylaws, the Association does.
