Buying Tax Forfeited Land From County Govt


What is the name of your state? Minnesota

I am interested in purchasing a tract of raw land from a County land sale of tax forfeited property in the state of Minnesota.

I have done some research and it appears that if I am successful in buying a property, upon full payment, the State will issue a deed from the State of Minnesota and that this conveyance has the force and effect of a patent from the State.

However, upon further research, it appears that tax forfeiture creates a break in the chain of title and that I may need an attorney to actually make the title marketable.

Can someone explain how this works? It appears that I would clearly own the property, but for some reason I would not be able to sell it until all of the "paperwork" was corrected or refiled.

Also, if an attorney is necessary, any idea how much this would cost? I'm looking at spending less than $10,000 for this parcel of raw land and I would like to know if it is going to cost me another $5000 if I ever want to sell it.

Tax deeds are generally pretty worthless. You will need to check around for a real estate attorney to clear the title to any land you buy that way.
