california handwritten deed

In California I'm in a property dispute. I have a notorize4d and registered quitclaim deed to the property. The other person has a handwritten deed of no particular ,kind that's not notorized or registered. I haven't seen this deed. Could it take presidence over my Quitclaim deed?
