can I get a buyer to settle by a certian date


What is the name of your state?What is the name of your state? Pennsylvania
I recently had a house fire. Scince then I have paid off the property and purchased a new home. I entered a written agreement with a person to purchase this property. He gave me $1000 to secure the land and wanted to start on the removal of the old burnt house right away. I could not settle on the property at that time because the deed was not released, and I could not let him start demolition untill we settled due to liability. I went to great lengths to hurry up and get the paperwork we needed to settle, I did this 1 1/2 months ago. There was no date set in the agreement but it was mostly written up for his sake as he was afraid I would sell to a higher bidder. Scince then he has done nothing to move toward settlement I made him aware in the begining of this month that we needed to settle by the 29 of november because taxes were coming due and the insurance was running out. I called him again 1 week ago to tell him again, he told me he has to get the septic checked first which can not get done untill "the second week of buck season" I may be wrong but I don"t know to many building inspectors who do there sceduleing on the basis of buck season. We ended the conversation with him saying he would try to rush things. I called today and found out he is in West Vergina hunting. Hmmm I wonder who schedualed the septic inspection after the second week of buck season? Which by the way is the second week of December. I am a hunter too so I understand a little time off in the woods, but how you can go from wanting to tear down and get moving on this to putting it off to go hunting I do not understand. My question is can I make him settle on a certian date or back out and sell to someone else, without being sued.

**A: there is no way we could give you an answer without knowing the specifc contingencies and terms and conditions in your contract. So take it to an attorney for review and be prepared for him/her to say to you. "who the hell wrote this piece of sh*t?"

Pennsylvania Here it is word for word
I Joe Doe the owner of the property at 2222 jjjj rd kkkk PA agree to sell John Doe this property for the price of $000000 plus removal of exisisting structure, and all it's contents in or around the property. Buyer is aware the structure has been completely damaged by fire and has agreed to pay for removal and disposal of existing structure. The buyer also understands this transaction cannot take place until the deed to this property has been released to me the seller and transferred through the sale of the property to the buyer. The buyer has secured the property with a deposite of $1,000. The seller agrees to sell the property to the buyer under these conditions and will not sell the property to ant other interested parties, unless the contract is somehow broken by the buyer. The buyer understands the seller is waiving other offers, Therefore could hold all or part of the deposite for termination of this agreement for any unsatisfying reason.
