My boyfriend has been in the same rental unit for about a year. He has an oral (periodic) lease. In my opinion, it's a very messed up situation, because he allows his landlord to take advantage of him. His landlord leaves it up to my boyfriend to collect rent from the other two tenants and to settle any disputes. Also, the landlord had nothing to do with screening or checking references of the most recent two tenants, because he asked my boyfriend to do it, and he agreed. Now the leases of these two tenants are being terminated, and the landlord wants my boyfriend to find their replacements.
My boyfriend is not being compensated in any way, which seems very wrong, but of course he's LETTING it happen. What is the actual procedure for being made a manager or agent of the landlord? Could my boyfriend be less formally compensated, such as with a rent reduction? What type of paperwork is required? Any suggestions would be most helpful.
