What is the name of your state? Florida

I was given a piece of property via quit claim deed. Is there any way to change this to a warranty deed so that I can use the property as collateral?

Why wouldn't a current title policy (if you obtain one) be sufficient for collateral? Or, a lender's policy of title insurance? If the prior owner did not initially warrant the condition of title, why would he do so now?
