cash sale, land 1 acre

We are purchasing an acre of land in Hamilton County, Florida from an individual and paying cash. We are planning to have a title search done to be sure their are no liens on the land. The owners want to give us a quick claim deed but I thought we needed a warranty deed. Can you tell me the difference between the two and will it be safe for us to by this way, without a real estate agent involved? How do we get a warranty deed?
