I have property that is leased to a gas station. Is there anything in the law that would protect against liability in case of an accidental spill caused by the gas station?

Yes there is but the most protection would be in your written lease agreement and common law requiring the tenant to be responsible for his/her own actions. Does the tenant have the proper liability insurance also naming you the landlord/lessor as additional insured?
