What is the name of your state? texas
purchased a home june5th,2002 closing date. before we could close on the house our insurance co. went out and checked out the dwelling, insisting that current owners replace the roof due to
age and hail damage. even though owners denied problems with the roof they contacted their insurance co., who came out and assessed the roof, giving them a check for roof replacement of $1,365. we took possession of the home on june 25th and the previous owners wrote us a check for the amt issued to them for roof damage.on july 4th we began tearing off shingle and immediately found where the roof was rotted with holes and had been patched before, rotted decking 32 inches out around the entire perimeter of the roof, which is 1800 sq. ft, upon futher investigation we found that
most of the exterior walls had water damage and rotted studs, interior walls sheet rock showed water damage also. previous owners denied ever having roof or water damage before we ever closed on the house. i really feel sure that they could not have possibly lived there since 1992 and not known this, the house was built in 1987, and was used the first 5 yrs by real estate co.
forgot to tell you that it started raining before we started removing the roof and it was coming down the walls of several rooms within a matter of a few hours after it started raining.
are they liable for damage that was already there before we purchased. please advice any help will be appreciated.

**A: there appears to be a discrepancy with your scenario because if you were given a check for roof replacement, the amount of the check would not cover replacement of a 1800 SF roof.
Notwithstanding, you have seller disclosure claim against the Sellers.
Did you not get home inspection by a licensed home inspector and a separate roof inspection by a licensed roofing contractor?
