A few months ago my next door neighbors lost their house in forclosure. The home is now for sale by a local real estate agent. 8 years ago, when the house was built, the home did not pass inspection. I don't know the technical description, but the support beams for the roof and the support beams for the ceiling were reversed. This resulted in their ceiling sagging. The builder was almost to the point of having to build a new house when they found out that legally they didn't have to. They did some repairs, but could not totally correct the problem then basically bought the neighbors off with a bunch of upgrades. The owner told me that they were never going to leave the house anyway, so they were OK with the outcome.
My question is, should I contact the selling agent and let them know about the problem, or will this be caught during the inspection when the house sells?
