Hi, I live in Pennsylvania and we own two lots side be side. Our current home is on the smaller of the two and is partially fenced in. We would like to sell our current home and build on the lot next to it but we only want to sell the land that is fenced in and keep the back part of the lot with our new home. Can we do this? Also, what do we need to do to get a new deed if this is possible? Thanks

**A: check with your zoning dept. first to make sure the smaller lot will still be a conforming lot based on the smaller size. Then make sure you can consolidate a portion of one lot into the other. There may be a subdivision approval dept. or some other office that can provide the info.
Then hire a surveyor to complete a survey with the 2 new lots and update the deeds for the 2 properties.
A real estate attorney should handle reviewing the legal description, drafting the deeds, recording etc.
