| I'm a 61 year old female, income of $564.00 per month SSD, living in a house I co-own with my 61 year old male cousin, who due to serious health problems has been unable to work for two years. His income is $210.00 per mo, and is waiting hopefully on approval from SSI. There is a balance of $10,500 on a home equity loan for which I assume all responsibility. The annual taxes are around $1650.00. The house is in a state of disrepair, even with the agencies in place on local, state, and federal levels who provide some assistance. The list would be lengthy, suffice it to say we either need a contractor's crew or a wrecking ball. The land, 1.7 acres is lovely, in a private setting with much to offer. I've been told that I can petition the court to remove myself from this situation. Our deed reads joint tenancy survivorship. Could you give me specifics in what I might be facing should I take this last resort? My cousin refuses to accept the facts; we can no longer afford to live here, nor is there any reason to think there'll be a significant change unless we hit a lottery. | The best thing in your case would be to sell the property outright or sell to an investor on a sale/leaseback. |

| To The Guru; I apologize for the tone of my response, my stres level must be higher than I thought. The response I thought I'd get would tell me what I might expect in a court from a judge who would hear this case. The how and what and why and how long. Can you provide a professional guess?
