easement

I purchased my home in Virginia 22 years ago. There is a driveway (which I have used for my entire residency) between my home and a neighbor's home which leads to a my half of a shared two-party garage. The neighbor moved in 10 years ago. No mention of ownership has been made until just recently when my neighbor had a survey done showing that most of the driveway and part of my front yard belong to her. Do I have an easement and if so, will it transfer with the sale of my property?

You have a prescriptive easement but need to have it perfected and recorded on title.
