Easement control


What is the name of your state?What is the name of your state? Arizona
I purcased an acre of land that has an easement that crosses the eastern portion of 2 other acres. This easement has 2 columns that have lights on them and is paved from the main street to my land. The power for the lights on the entrance comes from my electrical panel. When sold to me I was told I would have to maintain the paved easement alone. Now the owner of the front 2 acres is allowning his family to bring in motorhomes and park on the vacant land for weekends. I want to fence the entire easment off so that only my land can be accessed. Can I legally do this. They still have lots of frontage on the main road.

Sorry for the confusion


Can I fence and gate the easement to my land even if it crosses the owners property? I am concerned for the damage to my paved easement from the large motorhomes using it.

"your" easment is on land that your neighbor owns, You could try and negotiate the maintenance though, since they obviously benefit from the driveway.

Try buying the strip of land from him. This will provide you with a more stable leg to stand on if there's a problem.
