Encroachment of boathouse walkway

What is the name of your state (only U.S. law)? Texas

We have a house and boathouse on a lake. Lake front is owned and/or controlled by Lake/River Authority and/or USArmyCorpsof Engineers. We pay yearly shorefront use fee and must get permits for any remodeling and repair of boathouse. Survey shows what appears to be either an extention of the property lines, or an easement, from the bulkhead into the lake. A small portion of walkway/pier from shore to boathouse appears, on the survey, to encroach the neighbor's extention of the property lines/easement. Structures have been present from 1985 and access has never been denied. We purchased the property from the original owner in 1999, and this issue was never raised by anyone in the sale, financing or titleing processes. We are in the process of selling the property. What issues, if any, must be addressed before we can sell?What is the name of your state (only U.S. law)?

**A: the encroachment issue must be addressed either via an encroachment agreement or some other vehicle.

Thank you HomeGuru for your response. What exactly would be in an "encroachment agreement"? What "other vehicles" might be available?

Thank you xylene for your response. Unfortunately, none of these "other vehicles" is parctical, so it looks like an encroachment agreement is the answer. In general, what whould one of these contain?
