Question

Ex Agent is trying to get some money from me


I signed an agreement on 08/09/2003. I was not happy with that agent so I told him that I don’t want to continue with you. After 1.5 months I purchased a new house. On 12/01/2003 he sends a lawyer notice and asking me 3% money. I answered that notice and asked him to send the broker agreement, But he is not send any agreement still 06/30/2004. On 07/01/2004 he filed a civil law suit on me.

1) Is broker agreements valid in residential properties?
2) I purchased new house I am not earned any commission, so how can I pay commission to him.

Can any one answered this one

I don't know what your contract said. Did you sign a buyer/broker agreement? Did you obtain a release from the agent when you chose to not work with them? The commission the seller paid to his agent or never paid anyone is irrelevant - IF you agreed to a buyer/broker contract (and I have no idea WHAT contract you signed), YOU are responsible for a commision if the requirments of the contract are met. Typically, the commission to the buyer/broker is worked out from the seller as part of the contract with the seller in the offer.

Regardless, you will need to consult an attorney who can look at what you agreed to in the broker contract.

There are at least 17 lawsuits (!!) pending in various courts, including the US Supreme Court, asking if Obama is a natural born citizen (as req'd by Art II, Sec 1 of the US Constitution).

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

Yas, I signed buyer/broker agreement. But I told him on same day I don't want to continue with you. He send the lawyer notice, and i requested the buyer/broker agreement copy. He is not send any thing to me. But after 7 months i got civil law suit.

1) As per law i can hire or fire an agent when I am not satisfied with him.
2) buyer/broker agreement are valid in residential properties.
