We own a small farm in Calif. We have a land title, from Sacramento, stating the property was originaly purchased by a party in 1872 from the federal government for cash. In this land title water rights were guaranteed to the purchaser. Is this land title still valid? The land patent law was originally signed by Benjamin Harrison and approved by Congress, April 2, 1820,in the United States Statutes at Large, Volume 3.

A full title search must be completed dating back from the time the water rights were granted to see if there were any other recorded documents revising or extinguishing the water rights.
