What is the name of your state (only U.S. law)? Florida
I hope this is the right section. I searched the forum and state statutes before posting this. Thanks for every ones help ahead of time.
I have a person that wanted to store items on my property. I agreed, however it was discussed that this would be for a short term (less than one year). Nothing in writing. More than one year later, I have asked for the items to be removed (non working vehicle and misc other items/car parts.)
It looks like this will not be resolved without issues. What are my options?
1.Can I send a certified letter saying to remove property within x days or items will be put by the curb? if so how many days do i need to give the person?
2. Can I sell some of the items? total value of some of the items i would sell is about $500 and all items combined $1000ish. if I do this can I keep the money or are they entitled to it?
3. Could I hold them liable for the disposition and take them to small claims court for storage fees/hauling fees after the person was notified by certified mail?
4. If (hasn't happened yet) I am cited by code enforcement I am liable for fines since I am the property owner and land was not rented correct?
I'm not trying to be a jerk but I would like to know all of my options to resolve this without losing any money out of pocket and getting my property clean.
If you have sources handy please provide, I don't want to do anything illegal or to make myself liable. Please only provide info relating to Florida, how its done in Colorado could very likely be different.
