HOA to disband or not disband

What is the name of your state? Washington

About four years ago we built our home in a small neighborhood of 10 homes. There is an HOA and there are CC&Rs. Our dues are minimal at $100/year and we meet once per year basically to collect dues and elect a new board.

The only expense is the D&O insurance.

Some members are expressing an interest in disbanding the HOA. My question is if that is done, what are the consequences to the current homeowners? Does disbanding the HOA harm our properties marketing time and overall fair market value? Are there any benefits to disbanding? Are there benefits to not disbanding? If the HOA is disbanded, does that put those who voted to disband in a potentially litigous situation? (the argument that property value and marketing time are worse).

**A: read your CC&R's. If they were writtem correctly, there should be a requirement as to the creation and continued operation of a HOA.
