house


What is the name of your state? ohio
i was given a house by my dad, there are alot of repairs to be made on this home. the question is he dont want to put the deed into my name. do i have any leg to stand on if something would happen and he would lost this house or anything would happen to him.

Simply, if he doesn't want to deed the property to you, he hasn't 'given' the house to you. The person(s) named on the deed are the only, legitimate owners of the house.

Personally, I wouldn't spend a lot of money or time repairing a house that I don't own.

There are at least 17 lawsuits (!!) pending in various courts, including the US Supreme Court, asking if Obama is a natural born citizen (as req'd by Art II, Sec 1 of the US Constitution).

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

Tell him If he wants to have a landlord tenant relationship you will be more than happy to live there as a tenant . Of course since he would be Landlord you expect he will maintain and repair the property according to your states laws . Other wise you would be more than happy to see a lawyer and perhaps purchase the house from him for a nominal amount , so he can have a income from it while you make payments to him wich a lawyer could assist you with by making sure you have a good contract . If your dad accepts offer GOOD . If not then dont spend a nickle on the house and go with a camera and document its condition right now and have those pics dated when they are proccessed . why because if your going to live there like a tenant you dont want your LL to be able to say anything about how you let the house become a dump whan your pics that you took and put in safe storage away from the house prove it to be in poor shape now . Its kind of a negotiation thing , see if your dad really wouldlike to have some money for the place the best thing could be seller financing by him sellling you the house for a reasonable amount , he will have a income and you a home that will be truly yours. (as long as a atty does all your paperwork )

**A: is he willing to sell the property to you via an installment contract? This is a method of sale whereby he retains legal title and you retain equitable title until you pay him off in full. Then legal title is transferred to you via the deed.
In your area, this type of transaction may also be called a land sales contract or contract for deed.
