How to settle real estate owned by multiple siblings

What is the name of your state (only U.S. law)? MA

I am one of three siblings listed on the deed of my deceased mother's real estate. One sibling has 'claimed' and resided there for the past 10+ years and is now refusing to pay out the others involved. She has no intention of leaving claiming she has made improvements to the home and is, therefore, worthy to continue living there. Is there an easy and painless way to take this to court to get the other two siblings what is rightfully theirs and force the sibling currently living there to obtain a mortgage and pay off the others? How much would this type of legal service cost?

It's called a partition law suit. It's not particularly quick but it may scare your sibling into action because the court will almost certainly just mandate the house be sold.

**A: was title to the property held by Mom in joint tenancy or tenants in common with the 3 siblings?
